As always we are fully transparent with our properties. There is an access issue with this one.  There is an old dirt road going to the parcel that was apparently never recorded as easement. As such, there is no legal access to the land at this time. We have not looked into acquiring access, as that is beyond the scope of our regular business. We dropped the price over half of market value when we learned there was an access issue, and we are open to accepting offers if the buyer wants to purchase the property “AS IS” knowing they will have to negotiate with the owners of neighboring parcels to obtain recorded easement or obtain it another way.  This is a really nice parcel and if the access issue can be fixed your instant equity would be at least $20k.  

Tons of wildlife here, there are fresh game trails all over the property, deer pass through often. There is a magnificent meadow in the center of the parcel with white oak scattered around which really brings in the wildlife with all the acorns dropping. Wild turkeys were seen on the property recently. Most of the property is level to slightly sloped and the Northern most side is steep. There are some massive moss covered boulders on the northside as well with some critter dwellings in the rocks. Deer and coyote bones in the meadow and near the boulders.
