Beautiful grassed 160 acre land with the main North Irrigation Canal of the Belle Fourche Irrigation Project flowing the entire distance on 2 sides of the property. One 7 acre pond can have water added by 10 inch pipe directly from irrigation ditch, one 1/2 acre pond is watershed fed.
There is a 40 by 50 ft pole barn near the center of the land on city water. There is also a two tractor/car garage (earth contact). Contents of barn, garage and yard included in sale.
We began using the barn as a temporary camp site during short visits. Our intentions were to build a house here for our retirement.
The barn is set up for 2 small solar panels, stored inside. Enough to light up the house, but not enough for a fridge or heater.  Outside, the barn has removable steel window covers. South facing windows view grassland, farmed lands with Bear Butte and Black Hills in distance. North facing double glass doors open onto covered view of ponds and hilly grasslands. No houses, farms or signs of humanity are in sight. Small west windows view sunsets that are so magnificent that we usually go outside to view.
We have not been to the farm in 7 years. Weather and time have impacted much on the property. The wood walkway around the barn has continuously gotten wet and decking boards have rotted. Wind and hail have made garage doors not functional. The ground below the barn has heaved up and the concrete floor has cracks. One floor crack inside the east door has partially blocked the door from opening easily.

Hay production is about 150 acres. about 15 tons per year on average.  Our neighbor mows the hay and our share pays the taxes.
The two tractor/car garage (earth contact) will need door replacement.
The dock on the 7 acre pond was blown off foundation during a spring storm. Metal dock foundation remains.
The pond produced great sunfish, perch and bass fishing. Pheasant crowing awoke us many mornings and deer, foxes and jackrabbits were usually present in the valley between barn and pond.
Surrounding lands are used mostly for sheep and cattle grazing and some farming.
